Replacing a Roof in Dallas, Step by Step

If you own your home in Dallas, a new roof is likely one of the biggest repair bills you will ever pay, and most owners only face it once or twice. This site walks through what the job involves here, what the City expects and what to check before you sign. When you're ready, it hands your request to a single local roofer.

The site is a referral service, not a roofing business. The roofer you hear from inspects, prices and does any work, and hiring them is your call alone.

The Process, Start to Finish

  1. Tell us about the roof. Use the form with your address, a rough roof age and anything you've noticed.
  2. One roofer gets the request. It goes to a single independent roofer working in Dallas County, so your phone isn't ringing with sales pitches.
  3. The roofer looks and measures. Expect a check of shingles, flashing, decking and attic airflow, then a written price and scope. Many roofers don't charge for the visit; ask.
  4. You decide. Compare, sleep on it or say no. Walking away costs you nothing.

What a Failing Roof Looks Like

  • Curled or cracked shingles. Long summers and hot attics can bake asphalt until the edges lift and split.
  • Bruises after a hailstorm. Dark, soft spots where granules were knocked loose can let water work in over time.
  • Tabs lifted by wind. Strong gusts can break the seal strip, leaving shingles flapping, creased or gone.
  • Stains on a ceiling. A brown ring upstairs or damp decking in the attic means water has found a path.
  • A dip in the roofline. Sagging can point to tired decking or framing and deserves a roofer's look soon.

Patch It or Start Over?

Plenty of worn roofs need a repair rather than a whole new roof. The five-question quiz asks about age, material, what you can see, recent storms and past repairs, then suggests whether a repair, a closer look or a replacement seems likely. Treat the answer as a starting point for your talk with a roofer, not a diagnosis.

Storm Damage and Insurance Claims

Wind and hail are the usual reasons Dallas roofs get replaced early. An EF3 tornado crossed Preston Hollow in North Dallas on the night of October 20, 2019; according to the National Weather Service, its winds peaked near 140 mph along a track of about 15.8 miles that began near Irving. On May 28, 2024, early-morning straight-line winds pushed a 75 mph gust across Dallas Love Field, according to National Weather Service storm reports.

After a storm, a roofer can photograph the damage, measure it and write an estimate. Filing and settling the claim is up to you and your insurance company, or a licensed public adjuster or attorney you choose to hire. Read more on the storm and hail damage page.

What You Get by Asking Here

  • One roofer, one conversation. Only one company sees your request, so you aren't sorting through a week of sales calls.
  • A written scope to weigh. Ask the roofer to put price, materials, tear-off and decking on paper so you can compare it line by line.
  • Texas rules in plain words. The Texas roofing rules page covers deductibles, cancel rights and HOA limits on impact-rated shingles.
  • Nothing to pay. Using the site is free for homeowners, and it never offers rewards, rebates or discounts.

Coverage Beyond the City Line

Besides Dallas itself, requests come from five neighboring cities, each with its own permit office and its own rules: Garland, TX, Mesquite, TX, Grand Prairie, TX, Cedar Hill, TX and Lancaster, TX. Unsure about your street? The lookup below gives a quick answer.

A Site Made for Dallas

Dallas is home to 1,329,491 people (Census, 2025 estimate), yet only 42.4% of homes are owner-occupied, with a median owner value of $320,700. If you own, the roof call is yours. The roofs vary as much as the streets: steep Tudor and cottage gables in the M Streets, Lakewood and Kessler Park, Craftsman bungalows in Oak Cliff, long low brick ranches across Lake Highlands and East Dallas, and big two-story homes with complex lines in Preston Hollow. Mature trees add limbs and shade.

Questions Homeowners Ask

Does a new roof in Dallas need a permit?

Yes. The City requires a permit to replace large areas of a roof or the whole roof, while minor repairs and tarps don't need one. Only a contractor registered with the City, or a homeowner doing the work on their own homestead, can pull it. Ask the roofer to show you the permit.

Is the roofer licensed by the state?

No state agency in Texas licenses roofing contractors. Instead, ask for a current liability insurance certificate, and workers' comp if the company has employees. Check its registration with your city, call a few recent customers and get everything in a written contract.

Will my homeowners insurance pay for a new roof?

That depends on your policy and on what the adjuster finds. A roofer can document damage and write an estimate, but the claim is yours to settle with the insurer, alone or through a licensed public adjuster or lawyer. Texas law requires the homeowner to cover the deductible and bars any roofer from waiving, rebating or absorbing it.

Can I back out of a contract I signed at home?

Usually, yes. Under Texas home-solicitation law, a contract you sign at your home after a seller's visit can generally be cancelled within three business days. Texas gives no separate cancel right if an insurer later denies the claim.

Who pays for this service?

Each referral earns this site a fee from the roofing company. Homeowners are never charged for a request, and the site never gives anyone money, gifts or discounts. You are free to collect other estimates first.

Ask for an Estimate Today

Whenever it suits you, fill in the request form. The roofer who receives it will arrange a time to see the roof and then give you their own written estimate.

Request an Estimate

Check the roofer yourself

Texas has no state license for roofers. Before you sign, ask for proof of insurance, the city registration, a written contract and local references.

A permit for every re-roof

In Dallas, a full re-roof needs a City roofing permit, pulled by a City-registered contractor or by an owner working on their own homestead.

No deductible deals

Texas law makes the insurance deductible yours to pay. A roofer may not waive it, rebate it or quietly cover it for you.
